Hot-water extraction

A deeper clean, from within the fibres.

At Clarke & Reo Property Services, we provide professional carpet cleaning for residential and commercial properties using hot-water extraction equipment designed to clean deep within the carpet fibres.

Unlike surface cleaning alone, our extraction process helps remove embedded dirt, grime, residues and everyday build-up from within the carpet, leaving it thoroughly cleaned and refreshed.

Our process

How hot-water extraction works.

Our professional carpet extractor delivers a controlled mixture of hot water and cleaning solution into the carpet fibres. This helps loosen and lift dirt and contaminants that have become trapped below the surface.

Powerful vacuum motors then immediately extract the water, cleaning solution and loosened dirt back out of the carpet into the machine’s recovery tank.

Pre-inspection & preparation

We assess the carpet and identify areas requiring additional attention.

Pre-treatment

Appropriate carpet-cleaning products are applied to help break down soil, stains and high-traffic build-up.

Hot-water extraction

Hot cleaning solution is injected into the carpet fibres under controlled pressure.

Powerful extraction

The machine simultaneously extracts the dirty water, dissolved soil and cleaning solution.

Additional passes where required

High-traffic and heavily soiled areas receive extra attention.

Final extraction & drying

Additional vacuum passes help remove as much moisture as practical and assist with drying.

Suitable for

Homes, rentals, offices and high-traffic areas.

Our professional carpet cleaning service is ideal for homes, rental properties, end-of-lease cleans, offices, commercial premises, high-traffic areas and general carpet maintenance.

Carpeted living areas, bedrooms, hallways and stairs.

Rental properties

Carpet care between tenancies or as part of property upkeep.

End-of-lease cleans

Booked alongside your end-of-lease clean or on its own.

The difference

Why professional extraction?

A professional extractor doesn’t simply shampoo the surface of the carpet. The combination of solution pressure, appropriate cleaning chemistry and powerful vacuum extraction allows us to clean deeper while recovering the dirty solution rather than leaving it sitting within the carpet.

The result is a deeper, more thorough professional clean with less residual moisture and faster drying than poorly extracted carpet cleaning.

End-of-lease carpet cleaning

Moving out? Add carpet cleaning.

Carpet cleaning can be added to one of our end-of-lease cleaning services, giving you one provider for both the property clean and carpets.

We can arrange carpet cleaning as a standalone service or incorporate it into your complete end-of-lease clean.
